In my experience a Rent Collection service is most suited to those who have the time and inclination to keep themselves up to date with all relevant laws, legislation and compliance; have their own bank of trusted contractors to call upon for repairs or maintenance but wish to maintain a professional boundary between themselves and their tenants.

We find that, with the right Letting Agent in place, rental arrears are lower and less frequent when not paid directly to the Landlord.

In my experience a Tenant Find service is most suitable for experienced Landlords who are members of a Professional body, or who have the time and interest to keep up to date with ever changing compliance & legislation. We would not recommend this service if you are first time/inexperienced or accidental landlord, as the consequences of falling foul of any Laws & Legislation can be burdensome and expensive.
